The recent tightening in the US credit market has made obtaining financing more difficult than it was a few years ago. We work with several mortgage brokers as well as originate loans ourselves enabling us access to several financing options. A lot of the properties we sell offer owner carried second mortgages, something unique that can often times enable you to invest with less money down. Whatever your situation is, we are here to help with your lending needs.
We highly recommend that out of state buyers use a Texas lender to finance the purchase of Texas real estate. There is a Texas state law that requires lenders to have a physical presence to originate loans in Texas. Even if you are using an out of state lender they will have to use a local lender to close their deals. In general, using out of state lenders can significantly delay closing and create an unpleasant experience for both parties.
